Chris Stark says buyers want an easement, not land.

A Billboard Insider reader asked:

Hi Dave. One quick question. When you get ready to sell your plant is it more of and advantage to sell your land under your structures and get a perpetual easement, before selling. Or keep the land and sell it as a whole.

SignValue’s Paul Wright and Johnsen Fretty’s Jim Johnsen gave their opinions earlier this week.

Stark Capital Solutions Chris Stark says buyers want an easement, not land.

In my experience, most billboard acquirers do not want to own the land.  They love to control their sites through a perpetual easement, but would rather not own the land.  They don’t want the liability, the maintenance, or the property taxes.  Therefore, if a billboard operator owns the land and can sell it while reserving an easement for the billboard, it is a win-win.  They get paid for the land, and still have the billboard and coveted easement to sell to a billboard acquirer.
