Run a Title Report Before You Write a Billboard Lease

I read your Tribal Land article  and my immediate thought was this. Separate from tribal land, if you intend to enter a billboard lease on any land, you ought to run a title report to make sure there are no recorded rights on the property that may impair your ability to construct—and retain—a billboard.  Unrecorded interests that are not otherwise open, obvious, and notorious generally do not supersede a subsequent lease interest. We advise always do your due diligence. Onsite inspections, title reports, and surveys are a good start. Further investigation may be required.
