We have paid the landlord the first year base rent of $ 55,000 in advance and the commencement date begins upon complete electrification. Electrical service should be installed in the next week or two.

Billboards can be depreciated at the owner’s discretion since they are considered commercial real property (IRS classifies Billboards as Real Estate Assets). Therefore, if the purchase price is $ 2,500,000 the Net Cash Flow of the sign would be offset by depreciation for 12 years. This asset could provide an 8% tax deferred return for 12 years.
