A Third Generation Hilliard On What Makes a Good OOH Lease

Noah Hilliard is a Real Estate Manager at Legacy Outdoor Advertising.  He’s also the third consecutive generation of the Hilliard family to enter the out of home business.

Talk about the Hilliard family and out of home…

Our family has been in the Out of Home  industry for around 60 years. My grandfather acquired his first boards during his radio days in the 60’s. He stayed in the industry til the late 2010’s when he sold out to CK Outdoor which was started and operated by my father. After the acquisition the operating entity became known as Legacy Outdoor as it seemed that this was the legacy that was being passed through our family.

How did you get involved in the out of home business?

Getting involved out of home was never my true goal. We operated cable and fiber since I was born, but recently sold fully out of it in 2019. This left me with an option of helping with the Billboard business if I wanted to continue the legacy and working with my family. Shortly after I have found a love of working on acquisitions (which we completed 13 of last year) and networking with all of our other land owners.

What makes for a good out of home lease?

I believe an auto renewing lease is the best form of lease you can get. I obviously try to get easements when I can on what I would call a Grade A board but, an auto renewing land lease is my usual go to.

What’s the key to maintaining a good relationship with your landlords?

A good Out of Home lease comes from persistent work with land owners. I think technology has made our work very easy, but I believe it has also created a gap in the ability to create trust with our land owners. I find that taking the time to meet with someone in person and shake their hand creates more trust thus helping me create a better lease.

What were a couple things you learned at last week’s IBO conference?

I always enjoy IBO the most for networking and meeting other operators. Being new to the business can be hard but creating relationships with other companies and operators is one of the pieces that I love most about my job. I believe the best talk I heard came from Matthew 25 ministries and Shawn Whistler. I loved hearing how I can help create an impact by just giving away space that I’m not using on my boards. It’s always fun to find more ways to help others. Finally, I think Shawn’s  outlook on creating goals was amazing. It’s very cool seeing how each business measures and creates goals differently. This allows you to try and fine tune how I myself do things.
