Stark Capital and its management team have been financing out of home companies for over two decades.  In that time we have closed over 400 transactions.  The out of home industry is our primary fucus, representing over 90% of our transactions.

What transactions are you seeking?

We are actively seeking transactions for new site development, acquisitions, refinances, digital conversions, and easement purchases.  Ideal loan sizes range from $250,000-$5,000,000.

What are typical lending terms.

Acquisitions & Refinances:
Typical Interest Rate= 6-7%
Term= 9 Years
Amortization= 10 Years

New Site Development:
Typical Interest Rate= 9-10%
Term= 3 Years
Amortization= 10 Years
Interest-Only Period= 12-Months*
*After the 12-mo interest only period we are typically refinancing balances into the cheaper cost

What trends are you seeing in the sign markets right now?

We have seen a major shift over the past 5 years in new digital development and conversions.  Although operators are still developing sites by right, many of our clients have found success by way of litigating against certain sign ordinances, or forming partnerships with municipalities in order to develop sites on city-owned property.
